Plans to replace Merstham industrial unit with 14 homes labelled ‘overdevelopment’ by residents

Plans to build 14 new homes to replace an existing industrial unit in Merstham will create too much traffic and put a strain on facilities according to residents.

The proposal, which will be decided by Reigate and Banstead Borough Council’s Planning Committee on Wednesday evening (May 16), involves building six three bedroom houses and eight four bedroom houses on Nutfield Road.

A previous application to build two blocks of flats on the site, between Nutfield Road and The Crossways, was rejected by the committee after residents complained the design was “overbearing”.

Developers believe they have this time taken a more considerate approach with a cul-de-sac style development that would include parking and landscaping but not everyone agrees the homes would be good for Merstham.

Commenting on the planning application Hannah Stoney, of Nutfield Road, said: “The traffic is already too heavy on the narrow roads surrounding this site.

“I’m concerned for the safety of pedestrians and drivers with so much extra traffic trying to pull out on to Nutfield Road on a stretch of road which is already difficult to navigate and very congested.

“The parking is already overstretched on the roads surrounding the proposed site.

“It would be much better to build on the outskirts of Merstham, rather than trying to cram more in to one of the busiest parts.”

Other residents agree with Ms Stoney and also feel that the proposal, although an improvement on the flats plan, still amounts to overdevelopment.

Jennifer Spinks, of The Crossways, commented: “The proposed 14 houses are more in keeping with the surrounding area and the smaller number of individual units means the parking is more realistic at two spaces however this leaves little room for visitors and will result in some overspill into the local area particularly round the shops on Nutfield road which is already very congested.

“Although there are convenient local facilities, many of these are overstretched eg Doctors surgery Dentist are difficult to get appointments and local schools although nearby are oversubscribed.”

Reigate and Banstead planning officers have recommended the scheme for approval.
